Notary Services: Why do we need it?
Notarizations aid in deterring incidences of fraud. A notary’s seal is necessary to ensure that the correct person has signed a given document, and the person or persons were properly identified with acceptable identification in the state and county of signing at a given place and time. Many documents must have notary seals and certifications. These documents include deeds, mortgage loans, powers of attorney, living wills and trusts.
When a notary acknowledges that a person has signed a document, the notary is certifying that a signer personally appeared before them, was identified, and witnessed the signing of the document.
A signer can personally appear before a notary when taking an oath or affirmation. The notary then certifies that they have witnessed them sign that oath or affidavit, taken their identification, and appeared on the date and time,and in the state and county indicated on the form.

What is a Notary Signing Agent?
If you are dealing with a real estate loan and are doing a purchase or refinance loan, you will need to have those documents signed and notarized. There are many companies offering lending services whereby a notary is needed to go to the home or business of the borrower to sign the loan documents rather than at an escrow company or a bank. When this occurs the services of a loan signing agent is enlisted.
Signing agents are notaries public, who usually have experience and/or training concerning the proper execution of loan documents and are hired by mortgage companies, escrow companies, title companies, and signing services to identify loan documents, obtain the necessary signatures, and in some cases deliver the documents to the borrower. A signing agent is an impartial party to the transaction, and must adhere to the notary laws of their state or jurisdiction.
